Commercial premises occupied in the city of Buenos Aires reached 91.2% of the total in the first four-month period, with an increase of 0.4 percentage point with respect to the previous four-month period, according to a report from the General Directorate of Buenos Aires. of Statistics and Censuses.
Of the 15,344 stores surveyed in 53 commercial districts in the city, 13,998 were occupied and 1,346 were vacant, the remaining 8.8%, of which 761 (56.5%) were vacant during the survey, 395 (29.3%) for rent or sale and 190 (14.2%) in construction or renovation.
Also, 5,017 stores (32.7%) are located in the western quarter, the rest are equally divided between the south (3,510, 22.9%), the north (3,421, 22.3%) and the center (3,396, 22.1%).
The study of occupation in the axes of the folded zone shows the highest record in the hands of the west, with a rate of 92.4% which exceeds the average figure by 1.2 percentage points, with a drop of 0.3 point. measurements
The rest of the areas showed a small increase in the occupancy rate, the center being the most significant (+1.2 pp), while the south had the lowest average occupancy with 89.5%.
The axis that showed the greatest vacancy was the central area, where 31.3% of the premises were vacant.
The list of axes with a high vacancy rate is completed with Panormo Hollywood, Avenida Jujuy and Parque Avellaneda, but if the list of vacant premises per block is taken into account, the highest estimate is recorded in Libertad street with 6 2 stores; gated access to Senz and Florida pedestrian street, with more than 4 empty stores per block.
On the other hand, occupancy rates of more than 95% were recorded in Avellaneda avenue, Flores neighborhood, Cabildo avenue, Caballito neighborhood, Cuenca street, Santa Fe and Coronel DÃaz avenues, Cordoba in the flower of the Faculty of Economic Sciences and the intersection of Santa Fe and Callao.
In this last axis, the occupancy was the highest of the time and reached 96.7%, while in Avellaneda the highest commercial density was calculated, with 46.3 stores surveyed per block.
Finally, the use is stronger in Puerto Madero (+5.9 pp), Crdoba Facultad (+5.3 pp) and Florida (+4.3 pp), all axes located in the city center area.
Meanwhile, the neighborhoods of Avellaneda and Monte Castro showed the worst result in terms of the development of premises in the activity compared to the last four months of the year 2012.
