SAN JOSE. The proposed office tower in downtown San Jose near the future site of the multifunctional Google Village marks a new attempt at a public transport-oriented project near the Diridon train station.
The 15-story office building could grow at 250 Stockton Ave. in downtown San Jose on a stretch across the street from the typically bustling Whole Foods Market, in line with the City Hall’s development plan.
“The project has grown in size from our original proposal because we believe it can be successful with greater density due to its proximity to the Diridon transit station,” said Don Imvalle, veteran property developer and president of Campbell-based Imwalle Properties.
When the Stockton 250 facility was first proposed in 2019, the total area of the tower was projected to be around 700,000 square feet.
The tower will now have about 915,000 square feet of office space, Imvalle said.
The project includes a split tower, terraces, roof terraces and a central courtyard with lush vegetation.
“This is a striking and large lobby that will give the office tenant a tremendous presence,” said Imvalle.
The tower was created to reflect the current propensity of office workers to have access to a variety of work environments, especially in the face of coronavirus-related health issues, said Edmund Rivera, senior scientist and design director at Steinberg Hart, who developed the 250 Stockton project.
“This building is a great example of how ‘working from anywhere’ can be illustrated within a building, providing many spaces where people can work,” Rivera said. “Office space is changing. It’s not four walls and a roof anymore. ”
The design of the proposed tower is exactly what is needed in the center of San Jose, especially in the relatively calm western parts of the center.
“It is gratifying to see this project meet the new design standards that we expect,” said Scott Nees, executive director of the Downtown San Jose Association.
The updated tower plans bode well for the office sector in downtown San Jose, said Bob Steadler, chief executive officer of Silicon Valley Synergy, a land-use consulting company.
“The continuing strength of the office market looks set to continue into 2022,” Stadler said. “Being close to public transport is a welcome pleasure for large office users. This project will be very competitive in the market. “
Tower 250 Stockton could also benefit from Google’s proposed transit village called Downtown West.
Google intends to create a multi-use district of office buildings, shops, restaurants, apartment buildings, entertainment and cultural centers, where the search giant could employ up to 20,000 people.
According to Imvalle, the proximity to the Diridon railway station increases the possibility of building a tower at this location.
The Diridon station site is currently a hub for the light rail, Caltrain, ACE Train, Capitol Corridor, and Amtrak rail lines. The BART stop is also expected to connect to the train station.
In addition, the Caltrain electrification project will significantly increase the number of trains that can run to the station.
“Diridon will be an excellent transit hub,” Imvalle said. “There is a transit crossing.”
