The new rule authorizing two types of ancillary units in unorganized sectors is already in force. If your home already has “efficiency,” you will need to request a Certificate of Utilization from the Miami-Dade, Florida Department of Economic Resources.
If you intend to make an attachment, it is essential that you submit, for example, a plan of the ancillary unit. In this you have to show the location with respect to the main property.
The new regulation came to fruition thanks to its sponsor, Commissioner Raquel Regalado. He worked tirelessly for two full years to make proper rules for the owners of the house.
What advantages do I get at home with “Efficiency”?
It has many advantages, but the main one is that you can divide the space within your home. For example, with the relevant authorities, of course, there will be the possibility of converting your garage to “efficiency”.
Meanwhile, if you already have one, you will need to legalize it, it’s a simple process. On this subject, Commissioner Regalado commented: “It is making a legal way, it is not a quarteria.”
“We have the support of the Department of Code Enforcement and we are not going to change the character of our neighborhood,” the commissioner said.
For obvious reasons, creating or legalizing such spaces implies a change in zoning. However, urban developers have already built homes with similar characteristics.
Under the new rules, properties in unincorporated Miami-Dade lots of at least 7,500 square feet qualify. Only one rental space will be permitted per residence between 400 and 800 square feet.
